How long does a full refurbishment take?
Most full refurbishments complete in 4 to 8 weeks, depending on the scope. HMO conversions typically take 6 to 12 weeks. We agree a realistic timeline with you upfront and commit to it in writing.
Do you offer fixed price quotes?
Yes — always. Every project gets a detailed written quote before any work begins. We break down costs by room and trade so you know exactly where your money is going. The price doesn't change unless you change the scope.
Do you build HMOs to Liverpool City Council standards?
Yes. All our HMO conversions are built to comply with Liverpool City Council licensing requirements and the national HMO standards — fire doors, emergency lighting, detection systems, room sizes and shared facilities. We've completed dozens of HMO licensing inspections without a single failure.
Can you work while the property is tenanted?
For minor works and cosmetic refreshes, yes — we can often work around tenants. For full refurbishments and HMO conversions, we strongly recommend the property is vacant. This ensures faster completion, lower cost and a better result for both you and future tenants.
Do you offer staged payments?
Yes. We work on a stage payment structure — typically an initial deposit to secure your start date, followed by progress payments at agreed milestones, with a final balance on completion. We're happy to discuss a payment structure that works for your cashflow.
